Bird's Nest sits on North Main Road, inside Koregaon Park itself, not in the adjacent pockets that borrow the name. Thirty-five residences across seven floors. Three and four bedroom homes.

The Royal Lodge is taking shape on Mangaldas Road, one of the quietest and most established addresses in central Pune. The idea behind it is simple and unusual: living, breathing homes rather than stacked flats, with vertical greenery, private garden terraces, and light designed into every plan.

It is early. We are still in the drawing stage, and we would rather show you the thinking than a render that promises more than the paperwork allows.

Register your interest, and you will hear about The Royal Lodge before anyone else does.

In Kothrud, everyone builds. Very few build shade.

Savali means shade. Not the absence of light, but the presence of relief. Six residences on six floors in Anand Nagar, one of Kothrud's most settled addresses, three bedroom homes designed around the thing this neighbourhood is quietly running out of: room to breathe.

One home per floor. That is the whole idea. No shared landing, no neighbour through the wall, and light on every side of the plan.

Handed over. Lived in. Still standing up to scrutiny.

The easiest thing in this industry is to launch. The hardest is to finish. Here is what finishing looks like.
