1931
It started with ink.
In 1931, D.P. Dandekar, a young chemistry graduate, and his elder brother G.P. Dandekar started a small business making writing ink. They called it Dandekar & Co.
They were competing against cheaper imports with better distribution. They had no capital advantage and no shortcut. So they chose the only strategy available to them: make the better product, every single time, and let the reputation compound.
It worked. The company became Camlin.
For the better part of a century, it sat in the pencil boxes of Indian schoolchildren, in the studios of Indian artists, and on the desks of Indian offices. Generations of parents bought it without checking the label, because the name had already done the checking for them.
That is the family business. Not stationery. Trust.
The founder
Neeraj Dandekar
My great grandfather started a company in 1931 with a chemistry degree and no capital. Four generations later, the thing our family is still living off is not the money. It is the name.
What I learned growing up around that company had very little to do with stationery.
I learned that trust is the slowest asset to build and the fastest to lose. That quality is a decision you make when nobody is looking. And that the moment a company starts optimising for the transaction instead of the relationship, the clock starts running out on it.
After my years at Camlin, I did my MBA at the University of California, Irvine. Being around that ecosystem of founders lit something up in me. I wanted to build something of my own, but built on the same foundation I had been handed.
I came back to India and looked hard at real estate. What I found was an industry that had grown enormously without ever really becoming professional. Opaque pricing. Slipped deadlines. Specifications that quietly changed between the brochure and the handover. Buyers making the largest financial decision of their lives with the least reliable information of their lives.
That is not a market problem. That is a trust vacuum.
Dandekar Properties exists to fill it.
We build a small number of homes in Pune. We build them the way I was taught to make anything with our name on it: properly, on time, and without a single line in the brochure that we are not prepared to defend on site.

Four rules we do not negotiate.
The brochure is a contract.
What we show you is what we build. Specifications, dimensions, materials, layouts. If it changes, you hear it from us before you notice it yourself.
The date is the date.
Delays cost you rent, interest and years. We plan our timelines to be kept, not to be impressive. Then we keep them.
Design is not decoration.
Good design is not what a home looks like on a hoarding. It is whether the kitchen catches morning light, whether the bedroom is quiet at 11pm, and whether the building still looks right in 2045.
Small by choice.
We build few projects at a time, because attention does not scale. Every project gets the founder's attention, not a call centre's.
How we work
Professional is not a word. It is a process.
Most buyers have been trained to expect a certain experience from developers: vague answers, moving numbers, a site engineer who does not return calls, and a handover that arrives whenever it arrives.
We run this the way our family taught us to run an institution.
