Carpet, built-up, super built-up: what the number on a brochure means

Three areas, three very different numbers for the same home. Here is what each one measures, and why the carpet area is the one to compare.

Two brochures can describe the same flat with numbers hundreds of square feet apart, and neither is lying. They are measuring different things.

The three areas

  1. Carpet area is the floor you can actually use inside the walls of the home. Under RERA it is the figure a developer must quote.
  2. Built-up area adds the thickness of the walls and, usually, balconies.
  3. Super built-up area adds a share of the common spaces: lobbies, staircases, lifts, the clubhouse.

Why carpet is the honest comparison

The gap between carpet and super built-up, the loading, varies from project to project. Comparing two homes on super built-up area compares their lobbies as much as their living rooms.
